Enhance Curb Appeal
The front of the house is going to be the first thing people see; therefore, it has to be appealing. Most potential buyers will do an initial drive-by of the property before they decide whether or not they even want to look inside.
What can you do? Consider power-washing walkways and siding, hanging easy-to-read house numbers, washing windows and staining/repainting the porch if necessary. Planting colorful flowers doesn’t hurt, either, especially around your mailbox and the front of your home.
Reduce Clutter
This may be the easiest and cheapest DIY home staging tip that makes the biggest impact on potential buyers. Plus, you’re going to be moving anyways! Why not start packing up some of those personal items now?
Clean and clear surfaces, floors, cupboards, and closets translate into more space in the eyes of potential buyers. The rule is simple: Purge anything unnecessary.
If those spare rooms have been become a dumping ground for clutter, clean them out. You need to consider packing away up to 75%-90% of your things. Remember, prospective buyers won’t be able to picture themselves in the house if they’re surrounded by all of your personal items.
Clean and Deodorize
No one wants to buy a dirty or smelly home, so you need to clean it from top to bottom: windows, sliding glass door tracks, garage, basement, ceiling fans, air vents etc. And, at the very least, give all floors a thorough cleaning, including steam cleaning your carpets.
You may need to have your floors refinished if they are in bad shape. If not, remember to use rugs strategically in high-traffic areas to help improve appearances. Extra tip: Bake cookies in the oven or bring cinnamon sticks to a slow boil in a pot of water before each showing.
Repaint
Sellers who paint the interior of their homes will see a great return of that investment, but that doesn’t mean you need to experiment with eye-popping colors. It also doesn’t mean that you have to stick with basic white.
Aim for rich neutrals like mocha or beige that create a stylish, fresh backdrop for your staging areas.
