Eight top qualities for a quick sale

In today’s competitive real estate market, certain features are becoming more and more crucial to make a quick sale. New homes built with these coveted amenities tend to enter and leave the market quickly, resulting in current home-owners making renovations and updates to compete. Below are a few of the top qualities that our agents have seen lead to quick sales at high prices.

Stainless steel and granite

Modern appliances and countertops are two of the most important qualities that home-buyers look for.  Both stainless steel appliances and granite counters are top-of-the-line kitchen features that quickly will put a home above others without these amenities. As most newer homes have these updates, today’s competitive market can make a fully updated kitchen a necessity for the sale.

Hardwood floors

Hardwood floors seem to be at the forefront of new homes hitting the market, causing traditional carpet to become a thing of the past. Many sellers are opting to update the floors prior to making a sale, which can lead to increased revenue when the time comes to name a price. Hardwood floors can drastically change a home’s overall look and instantly attract home-buyers seeking modernized spaces.

Storage

Storage space is one of the lower home amenities on the list, but is a plus for many home-seekers. This can include the size of closets, the pantry, garage and cabinets. It may not be a deal breaker, but the amount of storage space a home contains can make a significant difference in a competitive market.

Location

While this is a feature that current home owners cannot change or update, it still makes the list as one of the top qualities for a quick sale. School systems, neighborhoods, safety and accessibility all depend on a home’s physical location. Geography can also cause a home’s value to greatly increase or decrease regardless of any features the home may have.

Energy efficiency

While this is a rare quality in both new and old homes, energy efficiency is becoming a highly desired amenity. Energy efficiency is a long-term investment due to its potential for much lower heating, cooling and hot water costs.

Open floor plan

Open floor plans are becoming more and more popular for new home-seekers. Large, open and easily accessible rooms allow for a more relaxing space and are great features for entertaining guests. These floor plans tend to be seen in newer designs, as the millennial generation is hitting the home-buying market.

Outdoor amenities

Although pools can be either a positive or a negative to home-seekers, the overall outdoor living space is a hot quality. Deck areas, patios and the back yard can all be features that increase potential livability for home-buyers. These areas are great for families and entertaining guests, so a nice outdoor space can make all the difference in selling a home.

Curb appeal

Many times, curb appeal is what attracts potential buyers to a home in the first place. The mailbox, front porch, lawn care and landscaping all make a difference in the initial appeal of a home. Many home-buyers see these qualities as a burden lifted from potential changes they plan to make to the home.
