The top five real estate myths
As agents, we know there is no shortage of real estate myths that buyers tend to believe before coming into the home-buying or home-selling process. We get many questions regarding false beliefs that can hinder the success of the home sale. Below are the top five real estate myths that buyers and sellers should stop believing.
You can’t sell your home in the winter
While spring is known as the most popular time to sell your home, it does not mean winter and fall should be avoided as options for listing. These seasons typically see less homes on the market, which is a great way for your home to be noticed by buyers. Many buyers are also looking to start fresh in the new year, beginning with the search for a new home.
You don’t need to use an agent
This is one of the biggest mistakes buyers and sellers can make. Real estate agents know the ins and outs of the process, understand the full value of a home and can provide much-needed guidance through an overwhelming process. Using an agent undoubtedly will provide you the most effective and stress-free experience.
Never offer full price for a home
It is important to work with your agent when deciding the appropriate offer to make for a home. Agents are experts in the market, and know the sale prices of comparable homes in the area. In most cases, sellers have priced their home fairly and if not, an appraisal should settle the issue. Trust your agent and offer a fair price – it will help you out in the long run.
You must renovate your kitchen and bathrooms before you sell
Although buyers do tend to focus on kitchens and bathrooms, it is not imperative that sellers fully renovate these spaces. While it does add value to the home, you may not always get the full return on your investment. In some cases, it is most effective to adjust your selling price accordingly.
A home doesn’t need to be prepared for sale
While full renovations are usually unnecessary, that doesn’t mean you won’t need to prepare your home for sale. Open houses are an important part of the process and should be staged in a way that appeals to the most buyers. When a home is visually appealing, naturally it will attract attention and will allow buyers to picture themselves living in the home.
