What to Look for in Your Final Walk Through
Congratulations! You have found the right house, done all of the necessary inspections and are hours away from the closing table but there’s one last thing to do: walk through the property for the final time (before it’s yours) to be sure that everything is in order. Here are the things you need to be looking for during your final walk through.
Bring your inspection report and repair addendum to ensure that everything was done to your satisfaction. Most likely, you’ve asked the sellers to make some repairs to bring the property into tip-top shape before you buy. You’ll want to double check that all of these items were completed and that you have invoices for any professional services that took place (for example, HVAC cleaning or roof repair).
Make sure all items that you listed on the personal property addendum are still in the house. If you requested that certain items remain, they should still be in the same condition as when you made your offer. This is the time for you to check all of the appliances and make sure that they are functioning properly. Check the basement, crawl space and attic for personal property items that might have been left behind and that items you requested to be removed are gone (paint buckets, excess construction materials, etc).
Check the plumbing. Flush all of the toilets, run the sinks and check underneath for leaks. Run the garbage disposal. Be sure that all of the plumbing functions properly. You might also want to run the exhaust fans in the bathrooms and kitchen.
Check the roof and gutters. Even though your inspection period is over, it is a good idea to check the roof’s condition and be sure that your gutters are clean and free from debris. With heavy rains appearing in a moment’s notice in Alabama, you want to be prepared for severe weather from day one.
Turn on and off every switch. Be sure that you know what each switch corresponds to, and if you don’t know, take a picture and ask the sellers at closing. It is also a good idea to bring a phone charger and test all of the electrical outlets. This is your last chance to learn the quirks of your new home before it’s all yours!
Remember that this is your last chance to approve the condition of your home before its all yours, so don’t rush! Take your time and keep in mind that you’re inspecting for property defects, not cosmetic issues.
